What the figures tell you, and what they don't

Rateable value is the VOA's estimate of a property's annual rent on a set date, so a higher figure per m² usually means a pricier local market. These are 2023-list figures: a new rating list took effect on 1 April 2026, and business rates bills now use it. They describe the whole stock, not the unit you're looking at, so check your own premises on GOV.UK and work out the bill with the business rates calculator.

The energy ratings matter because, since 1 April 2023, a landlord in England and Wales can't continue to let most non-domestic premises rated F or G unless an exemption is registered. Ask for the EPC before you agree terms.
