Conveyancing software for residential firms

Instrukt runs residential purchase, sale and remortgage files: a checklist for each, the SDLT and search priority deadlines worked out from the file's dates, completion statements built from the matter, and a client portal for documents and progress. £22 per completed matter, and nothing on matters that don't complete.

What it does

Built around the dates and documents a residential file runs on.

  • A file for each kind of matter

Residential purchase, sale and remortgage, alongside commercial lease, purchase and sale files. Leasehold and new build are set on the matter and change what it asks for.

  • Checklists that fit the file

A checklist for each matter type, with extra steps added for leasehold, a mortgage, new build, a gifted deposit, enhanced due diligence and the Building Safety Act 2022. Key stages need a fee earner's sign-off before the file moves on.

  • Deadlines worked out from the file

Set the completion date and the 14-day SDLT return deadline is diarised for a purchase. Enter the official search date and the 30-working-day priority period is counted with bank holidays, with reminders as it runs down and the AP1 date diarised. Exchange, completion and mortgage offer expiry dates generate their own reminders.

  • Completion statements built from the matter

Price, deposit, mortgage advance, redemption, SDLT, the Land Registry fee, searches, your fee and VAT, other disbursements and money on account, laid out for you. A solicitor checks and signs it off before it goes to the client.

  • A client portal

Clients see where their matter has got to, the key dates, a fee summary and what they need to send. They upload documents, answer requests and message you in one place.

  • Document requests that chase themselves

Send a single request or a standard set. The client uploads against each one, you approve it or send it back with a reason, and outstanding required documents are chased automatically.

  • After completion

Track the SDLT return, the SDLT5 certificate, the AP1, the lender notification and the DS1 on each file, so nothing sits half-registered.

  • The rest of the practice

Chains, an undertakings register, client care letters with referral-fee disclosure (exported to Word), identity, AML and source-of-funds records, client and office ledger records, and a calendar feed of every deadline.

What it doesn't do yet

So you know before the demo.

  • No search ordering, HM Land Registry portal, HMRC SDLT filing or Lender Exchange connection yet: you keep using those portals, and Instrukt tracks the dates and records each step.
  • SDLT is worked out for England. Welsh Land Transaction Tax isn't calculated yet.
  • Completion statements are printed to PDF from the browser or emailed to the client.

Questions

Does Instrukt order searches or file the SDLT return?
Not yet. You order searches, file the SDLT return and lodge the AP1 through the portals you use now. Instrukt works out the deadlines, reminds you, and records when each step is done.
Does it work for property in Wales?
It runs conveyancing files under the law of England and Wales. It works out SDLT for England; it doesn't calculate Welsh Land Transaction Tax yet.
What does it cost?
£22 per completed residential matter, falling to £19 above 30 completions a month and £16 above 100, with a £150 monthly minimum and unlimited users. Matters that don't complete cost nothing. Or £79 per fee earner a month. No VAT is added.
Can you move our open files across?
Yes, at no charge. We import your open matters as part of setting you up, and export your data whenever you leave.
Does Instrukt hold client money?
Never. The software keeps records of money in your firm's own client account. Instrukt doesn't receive, hold or move client money.
